What You Need to Know to
Have a Great Time at Blue River Valley Farm

Hours of Operation

Our hours of operation are seven days a week 9:00 am to 9:00 pm Est.

Because the owners live and work on the farm, they often are outside feeding animals or taking care of the many farm responsibilities. So, if you call and you get an answering machine, leave a message. They will call you back shortly.

Check-In Time: 3:00 P.M.

If you need to arrive early, just give us a call and we will try to accommodate you. If you experience delays or need to arrive later than 7:00pm, please let us know so we can make sure to welcome you at the time you designate. If you need to arrive later than 10:00pm, please let us know so we can make the necessary arrangements with you.

Damages

A credit card will be requested at the time of check-in in the event of damages when inspection occurs at check-out.  The cost of damages  will be requested to cover the cost of repairs. A walk-through of the premises is required prior to departure.

Utilities

All utilities are included and in the event of a power outage from a storm, a backup generator is available to ensure you have your basic utilities functioning until the power returns. Please call the owners and inform them if the power goes out.

Telephones

Telephone service is NOT available. While there is spotty coverage, cell phones can be used. If an emergency arises, please contact the owners and they will ensure you can use a landline telephone.

Repairs and Service Calls

Please report any problems, needed repairs/services, or inoperable equipment. We will have repairs made quickly and efficiently. All appliances will be fully functional at check-in. No refunds or rate adjustments will be made for any mechanical failure.

Smoking

Smoking IS allowed, just not inside the house. A covered front porch and back deck are available for your smoking needs. We ask that you use common sense and caution in extinguishing your smoking materials. Please respect this even when the weather gets cold.

Pets

We welcome housebroken and well-behaved pets of any size.  A $50 non-refundable pet fee will be required at the time of booking. Limit of 2 pet is allow.

Maximum Occupancy

While the farmhouse comfortably sleeps six, the set up is as follows: Downstairs in a King Bed; upstairs in a day twin bed with a twin trundle in the second bedroom. The third bedroom upstairs has a Queen bed. So two couples can comfortably sleep and two children can use the twin beds. If a third couple wishes to use the twin beds, that’s fine.

Hot Tub

Please enjoy the hot tub and remember to turn on the air for the jets which are two black knobs to the left on the hot tubs upon entering. Please remember to turn them off when you exit. The hot tub cover is attached by snaps on three sides.  Please make sure you unsnap them so as to prevent ripping the cover. NO CHILDREN ARE ALLOWED IN THE HOT TUB.  IF YOU CHOOSE TO HAVE YOUR CHILDREN USE IT, YOU DO SO AT YOUR OWN RISK AND LIABILITY.

Cancellation Policy

All deposits, charges, and fees are fully refundable 30 days PRIOR to your date of arrival. If cancellation occurs after the 30-day period, the Owner has the right to charge any unpaid balance of the reservation to your credit card.  All monies received/charged after the allowable cancellation date are non-refundable. However, you may re-book the reservation depending upon availability for up to one year and those funds will be applied to your next reservation. Any re-booking MAY NOT occur on Holidays. You may only re-schedule one time, otherwise, all funds are non-refundable.

We wish we didn’t have to have so many policies because our only desire is that you enjoy our special farmhouse that we have lovingly renovated for you. Our hope is that you have a great time at our farm and that you treat your vacation home as if it were yours. May you enjoy the beauty of this land as much as we do.

The Kelley family really enjoyed our stay on a beautiful Indiana farm. Richard and Ashira are so gracious to share their lives and home with all the guests. Our little ones loved the animals and exploring the farmhouse. The grandparents loved the rocking chairs and getting back to nature. May all of you who stay here pack with you some most wonderful memories.
