The owners, Ashira and Richard Young, have made every effort to make Blue River Valley Farm your home away from home. They welcome children and pets.
The owners' personal telephone numbers will be provided to guests upon arrival in order the ensure rapid response.
On arrival, guests will find supplies of linens and towels, garbage can liners, dishwasher soap, dish soap and initial supplies of toilet paper. Any personal items left on the property of value can be shipped back to you for a small fee of $10.00 plus postage unless extenuating circumstances such as size or weight would determine a larger fee.

Your home away from home will be thoroughly cleaned prior to your arrival. If you are staying more than one week, we will provide housekeeping service on the 8th day. If you wish to have daily housekeeping, an additional charge of $15 per day will be added.
Repairs and Service Calls
Please report any problems, needed repairs/services, or inoperable equipment. We will have repairs made quickly and efficiently. All appliances will be fully functional at check-in. No refunds or rate adjustments will be made for any mechanical failure.
We ask that you use caution and common sense when operating the gas grill to avoid fire. Please remember to turn off the gas tank when finished cooking.
Please enjoy the hot tub and remember to turn on the air for the jets which are two black knobs to the left on the hot tubs upon entering. Please remember to turn them off when you exit. The hot tub cover is attached by snaps on three sides. Please make sure you unsnap them so as to prevent ripping the cover. NO CHILDREN ARE ALLOWED IN THE HOT TUB. IF YOU CHOOSE TO HAVE YOUR CHILDREN USE IT, YOU DO SO AT YOUR OWN RISK AND LIABILITY.
Trash pick up is very early Monday mornings. A large garbage can will be provided for you. Please put the trash can and any additional garbage on the driveway on Sunday evening so that it can be taken to the appropriate pick-up at the entrance to the property.
We welcome housebroken and well-behaved pets of any size. A $50 non-refundable pet fee will be required at the time of booking. If bringing more than two dogs, there will be a extra $10 per dog.
All utilities are included and in the event of a power outage from a storm, a backup generator is available to ensure you have your basic utilities functioning until the power returns. Please call the owners and inform them if the power goes out.
Telephone service is NOT available. While there is spotty coverage, cell phones can be used. If an emergency arises, please contact the owners and they will ensure you can use a landline telephone.
For those quests who wish to use their computer and connect to the Internet, an Air Card will be provided to allow wireless connection. Please request this device when needed.
Smoking IS allowed, just not inside the house. A covered front porch and back deck are available for your smoking needs. We ask that you use common sense and caution in extinguishing your smoking materials. Please respect this even when the weather gets cold.
A credit card number will be requested at the time of check-in in the event of damages when inspection occurs at check-out. The cost of damages will be requested to cover the cost of repairs. A walk-through of the premises is required prior to departure.
While the farmhouse comfortably sleeps six, the set up is as follows: Downstairs in a King Bed; upstairs in a day twin bed with a twin trundle in the second bedroom. The third bedroom upstairs has a Queen bed. So two couples can comfortably sleep and two children can use the twin beds. If a third couple wishes to use the twin beds, that’s fine.
If you have more than six in your party and you would like to bring tents, we have 120 acres to camp on. We recently had 10 people outside camping, so that is always another option. Our outhouse is now quite usable, so it might create some memorable stories!
All deposits and fees are fully refundable 30 days prior to your date of arrival. If cancellation occurs after the 30-day period, they are non-refundable. However, you may rebook depending upon availability and those funds will be applied to your next reservation. You may only re-schedule one time, otherwise all funds are non-refundable.
We wish we didn’t have to have so many policies because our only desire is that you enjoy our special farmhouse that we have lovingly renovated for you. Our hope is that you have a great time at our farm and that you treat your vacation home as if it were yours. May you enjoy the beauty of this land as much as we do.
What They Said...
I wanted to tell you how much I enjoyed my visit. When my driver pulled up and opened the door the welcoming crew was ready. The Blue River Farm spokesperson, Patchy, introduced me to everyone who runs the huge property. The entire week I was there, all the employees made me feel like I really belonged. I was tempted to chase a chicken, but Bell (the queen of Blue River, said I would have to be contained if I did so. Grace, the main hostess said not to worry about Bell her growl was worse than her bite. Charlett was always busy watching the puppies so I didn’t get to know her well. She came to see me in the evening when the little ones were asleep. I ran with the pack all week and just like my trainer said I would ---I lost a few pounds. Patchy was a great tour guide and we became very good friends. Usually when my staff takes vacation I have to stay in what is called a kennel. Thank you so much for maintaining this farm where my species can enjoy a vacation.
